ZONING ISSUES: For your review


From time to time, zoning issues surface that we need ALL residents to view and engage with, for the sake of our community. Please take a moment to read and research these issues, and weigh in with your opinions to the relevant authorities. ZC17-060 Prather 7201 John T White A-43 to B to A75.

  • WHAT IS IT: A zoning change was requested for this area on John T White to change it from A-43 (single family homes on 1 acre plots) to B (duplexes).

  • HISTORY: This motion was opposed by BV-WNA, and several people sent in opposition letters against it. However, at the Zoning Board meeting, the Zoning Board decided (without prior notice) to change the zoning from A-43 to A-75, which is smaller "garden" homes with much smaller lot areas. Residents have not been given the opportunity to weight in on this change.

  • TIMING: This zoning change goes before the City Council on June 6.

  • BV-WNA RECOMMENDS: While certainly the smaller single family homes are better than the proposed duplexes, we see no reason to summarily change this zoning to allow for these smaller lots. ZC-170 Eastchase Hospitality G to PD/G for hotel

  • WHAT IS IT: We are told by the applicant for this change (which is facing the freeway, near Lowe's) that the hotel in question will be a Hampton Inn and Suites, which is a solid mid-level brand hotel. It is similar in level to the LaQuinta located near the Pantego Church.

  • HISTORY: This measure was approved by the Zoning Board on May 10.

  • TIMING: The zoning change goes to City Council on June 6.

  • BV-WNA RECOMMENDS: We believe the hotel could be a positive addition to the neighborhood, and it may also serve to bring in dine-in restaurants to the area as more travelers seek food options. ZC 17-088 G Intensive commercial to R2 townhomes/cluster 1600 T Square

  • WHAT IS IT: Developers have requested a rezoning of the area is south of I 30 near the AMC Eastchase Theater from commercial to residential townhomes (R2). While this does not directly affect our immediate neighborhood, it may change the character of the area around Eastchase.

  • HISTORY: The developer has been involved with construction in Waterchase.

  • TIMING: The measure goes before the Zoning Board on June 14, and the City Council on June 20.

  • BV-WNA RECOMMENDS: At this time, we do not have a strong recommendation. Please consider all factors in your recommendations to the Zoning Commission and/or City Council, including the density of rental properties in the area, etc. Please feel free to voice your opinions, and identify yourself as a Bentley Village-Waterchase resident:

ADVISORY: ZC 17-075 Bell Airfield - APPROVED WHAT IS IT: Bell Helicopter requested a change in flyover patterns for its tests. This new flight pattern brings it closer to our neighborhood. HISTORY: The zoning change was approved by the Zoning Board on May 9. It has been approved by the City Council on May 16, and there was little opposition from our neighborhood despite calls for comments on our NextDoor site. IMPACT: Bell Helicopter states residents won’t be adversely impacted by additional noise. Only time will tell. Read the article here.
